Land & Farmland auctions: what the numbers say

There are 14,863 land & farmland auctions open right now across 37 states, with the most in Missouri (8,716), Pennsylvania (4,183), Illinois (495), Louisiana (189) and Florida (174). Most of them are on St. Louis LRA, City of Pittsburgh and Proxibid. The biggest sellers at the moment are St. Louis Land Reutilization Authority, City of Pittsburgh, City of Chicago (Planning and Development) and New Orleans Redevelopment Authority. The next to close is Landa Steamer, Model Zf2-1000D at $14.

Over the past year the UX Search sold archive recorded 208 closed land & farmland sales, with a middle hammer price of $895 and a range from $15 to $226,000. By state, Arkansas ran about $200 (70 sales), Florida ran about $4,300 (21 sales) and Texas ran about $2,995 (20 sales). The buyer's premium, sales tax and pickup are on top of the hammer price, and each sale on this page links to the listing it came from.

Prices at government auction follow the seller, not the item: a state fleet that serviced a truck on schedule sells it for more than a county that ran it into the ground, and a sale that closes at 2 PM on a Tuesday draws fewer bidders than one that closes Sunday night. The listing's photos, the seller's name and the location tell you most of what you need; the sold prices on this page tell you the rest.

Live counts come from the UX Search index, which reads the government auction platforms every 15 minutes; sold prices are real hammer prices from the UX sold archive over the past year. UX Search is independent and never takes a bid; bidding, payment and pickup happen on the platform that runs each sale.

Farmland, ranches, hunting land and lots sell at auction across the country, especially in the Midwest. These are the land auction firms and government land sellers.

Governments sell land in several ways, and the sale type matters more than the acreage. Tax sales and tax deed auctions sell parcels whose owners stopped paying property taxes, often at a fraction of assessed value but with the title questions that come with that. State land offices and the Bureau of Land Management sell surplus public land in scheduled sales. Counties and cities sell vacant lots and former facility sites. Farmland, by contrast, mostly sells through private auction houses in the farm states, where a 160-acre quarter section can bring millions in a single evening.

The auction sites on this page cover all of those: the farmland houses in the Midwest and Plains, the online land marketplaces, and the government programs. For any parcel, the survey, the access, the water and mineral rights and the back taxes are the questions to settle before the bid, and the listing or the county recorder has the answers.

Auction sites for land & farms

UX Search links to these auction sites and is not affiliated with them. Bidding, payment and pickup happen on each site, under its own rules.

Before you bid

  • Check access and easements. Make sure the land has legal access and know any easements, leases or crop rights that come with it.
  • Do your homework first. Check the title, liens, taxes, zoning and the property’s condition before the sale. Many are sold as-is.
  • Line up your money. Most auctions want a deposit at the sale and the balance within a set number of days. Cash or pre-approved financing helps.
  • Talk to a professional. A real estate attorney or agent can review the sale terms with you before you bid.
