Williams & Williams is a real estate auction company based in Tulsa, Oklahoma. It sells homes, luxury homes, commercial property, farms, ranches and land, special-use properties, and government- and bank-owned property, including foreclosures, HUD Second Chance listings, REO and occupied properties. Sales are held online only (usually over two to three days on auctionnetwork.com), live on location with online bidding alongside, or as foreclosure sales on the courthouse steps, which require bidding in person.

How buying works

• Registration: an auctionnetwork.com account and a credit card, used only to verify your information.
• Online bidding: set a maximum bid and the system bids for you in increments; a bid in the last three minutes adds three minutes.
• Fees: the buyer pays a buyer's premium and an auction service fee.
• After the auction: high bidders get earnest-money instructions; each property's terms set the down payment. Sales are as is, with no financing or inspection contingencies, and usually close within 30 days.
