Ten-X
Ten-X is an online auction platform for commercial real estate, used by brokers, owners and investors. It held its first online commercial property auction in 2009, was acquired by CoStar Group in 2020 and has been integrated with the LoopNet listings marketplace since 2025.
How buying works
- Registration: after creating an account, bidders click Register to Bid on each listing, answer a short questionnaire, provide proof of liquid funds, add entity details if needed, pay a participation deposit and accept the participation terms. Only approved bidders can take part.
- Proof of funds: bank, brokerage or retirement statements, lines of credit or 1031 funds are accepted and stay valid for 90 days; traditional loans generally do not qualify.
- Bidding: online only, with phone proxy bidding available. Reserves are unpublished, and a bid in the final 2 minutes adds a 3.5-minute overtime period.
- After winning: the purchase agreement must be signed within 2 hours of the auction closing, followed by an earnest money deposit.
