ServiceLink Auction (Hudson & Marshall)
ServiceLink Auction runs foreclosure and real estate auctions for home investors, brokers, buyers and sellers. It is backed by ServiceLink and Fidelity National Financial and has apps for iOS and Android. Foreclosure (trustee) auctions, where a lender sells a property to recover a loan balance, are usually held in person at a public venue such as a county courthouse.
How buying works
- Before bidding: registration is generally not required, but most sales require proof of funds. Bidders bring government ID and certified funds in the amount or percentage their state requires.
- Condition: properties sell as is, where is. Interior access and walk-throughs are not allowed, and buyers may owe back taxes, liens or other encumbrances.
- Payment: the winner usually pays in full right after bidding closes, by certified funds or cashier's check; rules vary by county and sales agent.
- Unsold homes: a property that does not sell reverts to the lender, and a "2nd Chance" opportunity may be offered.
