CivicSource
CivicSource runs online auctions for taxing authorities, mainly in Louisiana, including the City of New Orleans, Caddo Parish, St. James Parish and other parishes and cities. Its adjudicated property sales offer tax-delinquent residential and commercial properties that went unsold at an earlier tax sale; CivicSource now calls these "deeds" and its tax certificate sales "liens."
How buying works
- Nomination and deposit: an investor nominates a property with a deposit. CivicSource and the taxing authority approve properties, and nominated parcels go to auction once legal compliance work is done.
- Owner notice: current owners are notified before the sale and can cancel it by paying the taxes and fees owed; a deposit on a property that redeems before auction is refunded.
- Bidding: auctions are online, with proxy bidding, watch lists, parcel maps and a sliding close. Listings are priced from zero plus closing costs.
- Title and closing: the closing costs cover pre-auction research and title insurance. For bundled sales, payment is due by certified funds or wire within 48 hours of the auction closing.
